We just had a similar situation.... We found a bigger home, larger property, better schools, less neighbors not in sub division, closer to in laws to watch our two year old and expecting our 2nd baby and better curb appeal.
The seller of the new house we bought was in his 80's, wife recently passed away, house was to large. Had house on market below its market value and we offered lower than he had it listed and to include seller to leave new riding mower and pay closing costs, he accepted.
We bought new house and put our house on market, sold at a loss because new place more than made up the difference.

Here's another thought:

Curb appeal is a fluff phrase invented by a sales person; first use 1975. It's not a very credible term IMO. Can you give me a synonym for curb appeal? One word only if you can.

What he does or doesn't do there is irrelevant to his house having certain characteristics, like showing well or having curb appeal; for example.

Not its not. If he plans on never selling, marketing has zero value to him, therefore curb appeal and showing well are worth nothing. Pretty simple.

Are worth noting to whom? And what does him selling or not selling have to do with the level of curb appeal his house has? It's there regardless of whether or not the market hasn't viewed it or has viewed it, like if it was listed. Regardless of his selling intentions. Is that not correct?

That maybe true but my point isn't what it has but rather the fact that I am not interested in curb appeal nor improving it.

for some reason you don't believe me..

Showing well is a subjective term. Showing to whom? It's important to understand that the home isn't addressed by the owner with the intent to be shown or presented to anyone because the curb appeal is simply unimportant.

To the only person that matters...the owner and decision maker with regards to the property. I don't care if t has curb appeal.

I think you know the answer to that.

My house isn't for"show". I can't think of any reason I would be concerned about it "showing well". That would mean it is others opinions that I have an interest in with regards to my home. I can assure you I don't.

It is not correct, because if he doesn't plan on selling ever, the value that any curb appeal has is 0. Meaning it is worthless.
