We just had a similar situation.... We found a bigger home, larger property, better schools, less neighbors not in sub division, closer to in laws to watch our two year old and expecting our 2nd baby and better curb appeal.
The seller of the new house we bought was in his 80's, wife recently passed away, house was to large. Had house on market below its market value and we offered lower than he had it listed and to include seller to leave new riding mower and pay closing costs, he accepted.
We bought new house and put our house on market, sold at a loss because new place more than made up the difference.
