Show me the data from matched pairs that proves the contributory value of those items and then we can discuss it. If you can't then it's a pointless conversation. One thing is certain though...appraisals are defensible in a court of law. Your opinion is not.LJ;459838 wrote:cash
I presented the whole story. Or the time that 2 identical houses on 2 completely different lots. One house was on a normal subdivision lot while the other had a stream run through the back. This appraiser thought that plant ledges over the front door had some kind of extreme value. The house on the normal lot appraised for $210ish, the other house with no plant ledge appraised for $207ish. The house with the creek sold for $6k more than the house with the plant ledge.

I'm not pulling the appraisals from houses sold in 2000. It's not that I can't, it's that i don't care to.
Also, the group who said that an appraisal is defensible in court, many of them are sharing the same opinion I have.

When it comes down to it, I think you are mad because appraisers are mandated and licensed by the government. Whether right or wrong, their opinions are legal and binding and yours is meaningless, legally speaking. Maybe that's why you have to be so hardcore on an internet message board.
Sigh. FASAB makes the rules for banks, the industry that keeps you employed. If they change the way that banks keep assets valued, your job will change, whether you like it or not. Appraisers are not market makers, they are merely a valuation tool that businesses use for reporting standards. Sorry you had to learn reality like this

In other words, if the reporting standards are changed, your current method of valuation wont mean shit, as the new method will be the "legally binding" number. FASAB makes the rules on reporting, not the appraisal board. You need to understand that. Appraisers are only following the legal standard, they do not dictate it, FASAB does. Hell, you even acknowledge that yourself with the "govt mandated" statement

I told you that appraiser valuations are the accepted standard and legally binding and that your opinion of value of is meaningless. In turn, you tell me that the FASAB makes the rules??? LOL!
You did the same thing when Con and I were discussing market value. Instead of adding some insight, all you posted was that the FASAB makes the rules like that is supposed to make you seem smarter.
So, basically, you don't know shit other than that your “tough older brother” the FASAB is in charge and you have no insight of your own (i.e. you can't fight on your own).

I've been appraising for almost 20 years and the rules change every year and will continue to change every year. Who the fuck cares who makes the rules? Appraisers will always be needed no matter you say. They can tell appraisers to throw darts at a board to get values for all I care, but appraisers will still be the legal standard for reporting market value - and your opinion will still be meaningless.
I'm more concerned about what you know. I remember you from JJs - you listed New Albany as your location and all you talked about was how your dad was in real estate, like that made you some kind of expert. From what I recall, you made some idiotic statements about real estate and still thought you were all smart. LOL. No wonder you changed your name.

Sigh. Everything I have said, you have ignored and just reply with "what appraisers say goes HA HA HA HA" . You fail to recognize that the current methods of valuation are under scrutiny. I'm not hiding behind anything, I am validating my views with information from the agency that governs accounting rules.
I guess those "idiotic statements" have kept me from making thousands upon thousands of dollars on real estate investments, oh wait..... how much have you made with your own investments, you know, doing something meaningingful?

Appraisers are not market makers (whatever that is). Appraisers are reporters of probable market value.
