False callout? WTF ever. You jumped in that thread and acted like a dick from get go. Maybe you just aren't as smart about real estate as you think you are. I remember you from JJs now that I think about it. You were acting like a KIA then too. Got news for ya tho buddy...

I was acting like a Korean made car? I jumped in the thread and offered my educated opinion. You don't have to like it. I remember you too. I know plenty about development and pricing. That doesn't mean i have to agree with appraisers. I don't know why you think that appraisers know everything about real estate, when in reality they know one small portion of it, and that is using a business tool to provide a number to banks and insurance companies.

i loved the bank appraiser that said a house we built was worth no more than $205k because the door was solid and the house next door (that sold for $235k) had a glass front door. We accepted a contract for $245k (cash) the next day.

My call out was why didn't you back me on the market value definition. Not whether or not you debated it. It's clear that I was right and that Con Alma's definition was referring to "fair value". My guess is you didn't back me because either you don't know...or you were taking his side by trying to put down appraisers. Well, I have no control over you having dealings with an incompetent appraiser. You're fool if you use that logic and apply it to the entire profession.

My guess is you're not presenting the whole story. In addition, the person who signed the contract likely paid over market value if they were identical houses, minus the door. What were his financing terms?

That's a really stupid assumption. I didn't back either of you because I thought it was a stupid debate. You can't debate the actual meaning of a term. It's like debating if beef comes from a chicken or a cow.

I presented the whole story. Or the time that 2 identical houses on 2 completely different lots. One house was on a normal subdivision lot while the other had a stream run through the back. This appraiser thought that plant ledges over the front door had some kind of extreme value. The house on the normal lot appraised for $210ish, the other house with no plant ledge appraised for $207ish. The house with the creek sold for $6k more than the house with the plant ledge.
