Your thinking the same as me LJ. I don't think it's unreasonable to offer low 80's.

after looking at the other houses for sale in the area, the only 2 active comps I could find had not been rehabbed yet, and they are listed at $36 per sq/ft and $29 per sq/ft.

An offer of like $37.50 per sq/ft would put you at $85,000. That's pretty comparable considering the work done on the house.

I wish I knew the area better to have an idea of what it should sell for. If it's been on the market for a year as a flip, that tells you a lot. He hasn't had many offers recently, so even the $70's might be something to offer. All he can do is counter or say no. But you should start very low.

I"m going through it with an inspector this week to give the green light. I've had my father in law and a good friend go through it with me who have both built additions on their houses etc. and they both said they couldn't believe how solid the house was.

A couple thoughts...
1. $109K is way too much. If it's been on the market a year, I'd definitely low-ball the offer... $80K tops.
2. If you don't like the paneling/ceiling on the front porch, before just ripping it out and trashing it, consider someone might like the pine paneling and maybe put it up on Ebay. If I were to redo the walls out there, I would re-use the paneling in the...
3. Barn loft aka MAN CAVE!!!! That paneling would make for a sweet bar area in the loft, a place that I would most assuredly turn into my man cave. Hell, I'd even consider putting in a wood burning stove out there to help heat it during games in the winter.

Looks like a nice place, so if the inspection comes out positive, and more importantly, your wife not just likes it but loves it, I say go for it.

Did anyone else find the music very annoying? I laughed through the whole video tour.

The realtor needs to find different music.

You asked for an honest opinion. :D

Seriously, a home is such a personal decision and depends alot on what you and your wife are looking for. The house is presented well. The inspection will tell the truth.

Dont offer less than $80. He'll come down off 109, you'll have to bump your offer....realistically, after all the back and forth, you could get it for low to mid 90's.

Just let us know when the cookout is.

I meet w/ the guy who flipped the house tonight to look at some things with him, I'll then decide on what kind of offer we are going to make tonight. Fingers are crossed!

Apple, your right the loft in the barn could be the most serious man cave ever, equipped with a basketball court to boot!!!! :) My wife doesn't know thats one of the major reasons i'm interested!!! :)

So after a weekend of negotiating I've gotten the seller down to $99k. He is stating he is firm at that price but I work in the car business and know he can do better!!!! I'm getting him down to the low 90's whether he likes it or not!!! :)

I guess I'm the only one who doesn't like the house. Way too dark for me, too much paneling and don't like the step up to the crapper. That's for starters. But you're the one that has to like it.

How can you not like the 'throne' feel of the toilet?! That's the best part.

Didn't say I didn't like the 'throne' feel of the toilet. Said I didn't like the step up. Thinking about those times when I'm half asleep and forget the 'step' and possibly fall and hurt myself in some way (either getting on or stepping off, especially in the dark). lol
