Since things are starting to move on the buy land/sell my house front, I need to start figuring out how much this next step is going to cost.


The plan is to build a barndominium and fund it completely with cash on hand. We have a decent bit saved already, and should clear a decent amount with the sale of our house. Hopefully that will cover everything and we don't need any loans for the house. 


Anyone have experience with barndos? Ideally we'd do radiant heat in the slab and run a couple mini-splits and not need any sort of central air or furnace. We want a 3 bed, 2.5 bath. Nice thing about a barndo is that we wouldn't have to build out the 3rd bedroom or all of the bathrooms to start if we get low on cash.


A few pre-build things I know we have to do: install a septic system, drill a water well, clear/grade the site (I have a buddy that does this), pour the slab. We have one building site picked out that has easy access to existing power lines. Two other spots are a little more remote so they would cost a lot more to hook up to power.


Anything else we need to think about before building?

My brother built his out in the country. Regular house not a barn type home. Make sure to check on all the restrictions as far as how far certain thing have to be from the road and such. I think his had to be redrawn like 3 times to meet all their requirements. He on 6 acres I believe and was still dealing with stupid stuff like that. 


Will you be on city water? Also check out the prices to be hooked up to utilities they can be extreme

No real worry about building restrictions, this is going to be in the middle of 124 acres in a township with no zoning currently.


THe property already has a water well for the current house. Not sure if we can use that for a new house as well or need to drill another one. One building location is very close to existing electrical poles so it wouldn't be terribly expensive, I don't think.


Septic is my biggest worry right now.

Best scenario. When I had the new barn built, I didn't have anybody breathing down my neck telling me I can't do this or that. Of course it's a barn and different than a domicile, so it's a bit different. But no permits for anything I did!


I have a septic that has an aerator and I hate it. Every time my area loses power ( fairly often) it needs to be reset. I've had to replace mine twice in 20 years because of all the resets or not being home and it burned the motor up. Just ... don't get a tank with an aerator. Ugh!
