What? Taking empty farmland in northern Delaware county and building new developments= bad riskSociety wrote:Yeah, that's always the answer. Build housing, because there are not enough already sitting vacant. Please tell me that you don't advise others on investments?LJ wrote: They alone were talking 150 apartments and 200 condos.
Taking a low priced area with a new entertainment district going in and building a medium amount of fair priced condos and apartments in an attempt to revitalize= good risk

I know it passed, but I thought I heard on the news that in order for the site to be changed, there would have to be another vote in May?

This is correct. They are scrambling to find other developers and such because they have to have the plan in by Feb 3 I believe for it to go on the ballotthedynasty1998 wrote: I know it passed, but I thought I heard on the news that in order for the site to be changed, there would have to be another vote in May?

I assume you are referring to Polaris? Polaris paid off to be a great investment. And I think it's a lower risk. You are making something out of nothing. You don't have to run off the poor and crappy buildings and homes.LJ wrote:What? On the Westside, there are already crappy apartments and lower income housing, and if you want to build the area back up, you need to rid the area of tha bad. A much tougher situation.
Plus, there wasn't anything up North when Polaris was built, Columbus has Tuttle Mall a few exits north on the west side of Columbus.

No, I am talking about in this current market going way up north and building a whole new area. With this plan you don't have to worry about developing the main staple yourself such as a mall, or a golf course or anything like that. Like the arena district did, the casino sells itself.thedynasty1998 wrote:I assume you are referring to Polaris? Polaris paid off to be a great investment. And I think it's a lower risk. No...thedynasty1998 wrote: Was way up north an alternate site? I'm confused.
Nevermind, it was in response to society and had nothing to do with the Casino itself.

For this thing to work, the whole west side is gonna need overhauled. You can't have a block of nice things surrounded by shit unless you live in Bexley

I would assume the initial redevelopment would go from 270 to the Great Western Shopping Center.derek bomar wrote: For this thing to work, the whole west side is gonna need overhauled. You can't have a block of nice things surrounded by shit unless you live in Bexley

It took City Center 20 years, not to mention, a variety of factors played into CC's demise. Tuttle in 1999(?) crippled CC, and Easton pretty much shot it to death. Plus, losing Jacobson's, etc. hurt.
I think the Casino will do well. I'm happy it's not near the Arena District, as I live pretty close to the District (And plan to for some time), and the construction traffic, and just craziness in general would start to annoy, I think. Saturday nights are already a bit of a headache in the summer with all of the drunken hot mess that's stumbing down Neil leaving Sugar/Spice.

And Northland was still doing fine until Polaris killed it. I can still remember driving to Northland in late 2001 and hanging out with friends. The suburban malls killed the old directional malls. Tuttle killed Westland, Easton killed Eastland, Polaris killed Northland and combined they all killed City Center. Problem was that when City Center was built, you already had the directional malls. In 20 years there are going to be malls in Sunbury, Johnstown and West Jeff that are going to kill Polaris, Easton and Tuttle. It's just how it works.Upper90 wrote: It took City Center 20 years, not to mention, a variety of factors played into CC's demise. What exactly would be best case scenario in your opinion as to the developement of the west side and immediate surrounding areas?

Steady income, business's prospering, crime equivalent to other "districts" in the city (Arena, Campus, Easton, Polaris, etc), occupancy and property values equivalent to Easton or Polaris (the immediate surrounding areas are very middle class and usually younger singles and Arena District prices are too lofty, even for the arena district).thedynasty1998 wrote: What exactly would be best case scenario in your opinion as to the developement of the west side and immediate surrounding areas?
You want to see the Casino have bars and restaurants "on campus" then have the surrounding area have shops, restaurants, apartments and condos.
