We are selling our first house right now and building a new home that we expect to see all kids go through college in. Had 3 offers after 3 days on the market. Took the highest cash offer which was above list price. Now just waiting on the inspection results for our 50 yr old home to see what we might need to fix for the buyer :/

I've heard that lowering the price actually scares a lot of buyer's off because they think there is something wrong with it. I'd hold off on going any lower. Did you interview multiple selling agents to see the best price to list it at? Have you asked any of them if upgrades to the kitchen would complete change the price? Sounds like when comps were ran similar houses went off the market quickly, maybe your selling agent isn't doing a good job?

I think we found the perfect buyers. They are buying it to use as a rental so the main complaint for most buyers (small kitchen) didn't bother them. They aren't going to be super nit-picky over minor cosmetic things. We can close quickly (set for May 1), get our funds, and continue to live in the house and pay them rent until we can actually move out. My entire work year culminates the week of May 27-June 3 and I will be busy as hell leading up to that week so trying to close on houses and move during that time would be an absolute nightmare. This gives us a lot more flexibility on when we can actually move out. Hopefully nothing major comes up in the inspection.

Wow. First off, congrats. But I'm surprised a landlord would be willing to pay full price for a rental. Good on you, though.

It's a nice house in a desirable neighborhood that they will have no problem renting out for $2k/month. They'll get a nice flow of income from the property.

We are through inspection, and they came back with only a minimal request. They want $1,000 towards minor repairs and they want us to have the furnace and a/c serviced and provide a receipt before closing. Sold.

Congrats justin.

Nothing on my end yet. Diva lady that was VERY interested screwed us over -- it's only that because she's friends of GREAT friends. We were working with her in making it happen and she just turned her back without notice. I lit her up and she crawdadded. Oh well, it happens. We have two months before we'd HAVE to sell as my wife and family will be there until she finishes up the school year.

I'd rather not wait, if possible.

as expected, inspectors found a good amount of stuff...buyer agreed to take as is if we would just discount the price by a couple grand...we agreed and will be closing at the end of the month

Congrats on getting through the inspection with minimal requests.

Anyone ever do a 203(k) renovation loan? It would be a last resort if we can't find a move-in ready house we really like, but we've considered buying a fixer-upper and putting in some work to renovate it to our needs/style. I just found a sweet house in an up-and-coming neighborhood that gives us all of the space we need, it just needs a bunch of cosmetic work.

What is your plan (again) on moving to the country? Timeframe.
