Right--no contract remedy because no meeting of the minds, but possibly an equitable remedy because of detrimental reliance. I'm not sure I understand all the facts, but I'm thinking that if you say you're going to help someone out, and they break their lease, and then come back to you and demand much more than you thought you'd have to pay, you should help them somewhat and not stiff them, but you're not on the hook for the whole thing.
