Thank you, that helps greatly. Ours will be close. We have a bank of 4 smaller windows in 2 of the bedrooms.

I think I get to decide how many bedrooms there are, don't you? This bedroom has an oven in it. This bedroom's got a lot of people sitting around watching TV.

A bedroom is typically defined as a room with a door, a window, and a closet.

That 5.7 sf for windows isn't an FHA requirement, at least not in my handbook. Rings can you provide a HUD link saying it's an FHA requirement?

FHA dropped the closet requirement. In 2006 I believe.

I was wondering. 5.7 is the requirement of new construction code, but I cannot find any mention for FHA. I have the Comprehensive Valuation Package sheet from the department of housing and it doesn't even mention egress.

It's actually international building code (IRC), but that's different than what FHA requires for existing structures.

SVF - I really appreciate you going out of your way to do this. Would you mind asking one more question? With the chipping exterior paint... with current weather conditions, the particular area that needs to be painted is in a very peculiar area. I would have to get on a roof to get to it. Do FHA appraisers ever overlook something b/c of the impossibilities of fixing something, given current weather conditions? Not to mention that exterior paint would not stick in temperatures like this.

I'd rather not go back to him on that, but yes in the winter appraisers are "allowed" to overlook a whole slew of things. If we can't see the roof because of snow we just put a disclaimer in the report. I wouldn't worry about that item so much.

I don't know if this his lender specific or not, but it was explained to me that if you can't do the repairs because of weather, you have to get an estimate and they hold 1.5 times the amount in escrow until you fix it.

PISSED off right now. Apparently the appraiser wants to come next Monday, and my peculiar spot that needs painted (that is in a VERY tricky spot, on a roof) NEEDS to be painted. WHY ARE PEOPLE SO F'ING STUPID!? In NO WAY is it safe for me to be up there to paint it. How is that allowed?

So he's been there once and told you to paint? Or first visit is Monday?
